To acquire a property in Croatia as an individual, you will need to obtain authorization from Croatian Ministry of Foreign Affairs. This procedure is a matter of formality, providing you have a clear or no history with Croatian authorities.
It may take 3-6 months for completion of all paperwork, but you can complete the purchase and have official pre-ownership documents in the interim, which means you can move in immediately.
Company Ownership
There are numerous benefits, if you decide to purchase as a company owner. This again is a very straightforward procedure. The company can then purchase the property immediately, without having to obtain permission from the Ministry of Foreign Affairs. You can also benefit from VAT deductions.
Incorporation
A well known and establish solicitor may set up on your behalf, a Croatian Limited Liability Corporation. You will nominate the shareholders and the management (i.e. yourself). The cost to set up a LLC in Croatia is app. 4,000 EUR (VAT and starting capital included). This cost varies according to exchange rate of HRK to EUR. Most of this amount remains at your disposal as a company account balance, which can be used at will. The average duration of the incorporation procedure is two weeks (ten working days).
